FINANCING APPROVAL IS A MUST
This will include meeting with a bank or mortgage broker (wondering the difference between the two, ask Joe), they will verify your credit history, assets and employment and give you a purchase amount that you can use when searching for a property.
This sets one of the key parameters of purchasing, it can dictate what you can afford in the current market, ruling in or out various types of properties or locations.
In addition to getting a purchase amount from the bank or mortgage broker ask yourself what are you comfortable paying per month. It is one thing to be approved for a large purchase amount but different to ensure you are comfortable with the monthly carrying costs.
BUILD A NEEDS AND WANTS LIST
Joe will help you prepare an outline of what type of property is ideal for you. Through a series of questions he can help you answer you will begin to structure what you need in a property and where the property should be located.
Once a criteria is established Joe will research the MLS® in addition to yet to be listed properties and or sale by owner properties and build a list of properties for you to review, in addition he may set you up on an automatic MLS® search, meaning you get newly listed properties sent immediately to your email. This information will help Joe identify what neighborhoods and what type of property will suit your needs, everyone is unique and has different requirements and needs, Joe believes in helping find you the best fit.
THE PURCHASE AND POSSESSION
Once the needs and wants are established the next steps are to understand the nuances of a purchase agreement, Joe will review the various types of agency, the purchase agreement, its terms and conditions.
Joe will arrange viewings of all potential properties, offer honest advice both positive and negative on aspects of a property. Once a property is identified as one his clients want to purchase Joe researches the property through historical searches, city and tax assessments, title searches along with comparing active, pending, sold and expired properties all intended to give his clients the most information so to allow them to make the most informed and educated decision.
Joe will give you advice and council, he will negotiate the best possible price and terms taking into account all the information you have provided him.
During the conditional period of the transaction Joe facilitates times for an appraisal if required and attends the property inspection leading to up to assisting his clients in executing the written notice confirming they have purchased a new property.
Throughout the transaction Joe ensures the contract is property executed and conveyed to the other REALTOR®, the brokerage, the mortgage lender and lawyers. Ensure you are informed at every step of the process and prepares and executes the possession with you and your lawyer.
